The new residence takes advantage of the site’s privileged topography—a natural hill with completely open views—as the generating principle of the architecture. The project is oriented towards it, taking the landscape as its primary infrastructure: Mount San Marino, the hinterland, the sea. The views become as much a part of the design as the construction itself.
The planimetric development is not an abstract composition, but a layout intentionally calibrated to the sun’s orientation and sightlines. The volumes come together and are arranged as a system that embraces a more internal and private space: a protected, intensive, everyday place. This is where the loggias for outdoor living are located, with the swimming pool at their centre, not as a separate object, but as a continuous device for habitability: so close to the building that it can be enjoyed all year round, in a direct relationship between interior and exterior that becomes one of the identifying themes of the work.

The ambition of the project is to translate a more classical architectural imagery into a contemporary language without losing rigour, proportion, or solemnity. This is not nostalgic decoration, but a typological and material rewriting. The marble cladding — punctuated by vertical brass lozenges — is the element that makes this transcription explicit: noble material, precise geometry, calibrated rhythm, presence. Marble and brass as a device for light, as a construction of active shadows, as a dynamic interface that reflects the changing condition of the landscape to the eye.

La nuova residenza assume la condizione topografica privilegiata del sito — un poggio naturale con viste completamente aperte — come principio generatore dell’architettura. Il progetto si orienta rispetto ad esso, assumendo il paesaggio come infrastruttura primaria: il Monte di San Marino, l’entroterra, il mare. Le viste diventano materia progettuale tanto quanto la costruzione.

Lo sviluppo planimetrico non è una composizione astratta, ma una disposizione intenzionalmente calibrata sull’orientamento solare e sulle linee di vista. I volumi si raccolgono e si dispongono come un sistema che abbraccia uno spazio più interno e più privato: un luogo protetto, intensivo, quotidiano. E qui che si collocano i loggiati per la vita all’aperto al cui centro è posizionata la piscina, non come oggetto separato, ma come dispositivo continuo di abitabilità: così vicina al costruito da poter essere vissuta tutto l’anno, in una relazione diretta tra interno ed esterno che diventa uno dei temi identitari dell’opera.

L’ambizione del progetto è tradurre un immaginario di architettura più classico in un linguaggio contemporaneo senza perdere rigore, proporzione, solennità. Non si tratta di decorazione nostalgica, ma di riscrittura tipologica e materica. Il rivestimento in marmo — scandito dalle losanghe verticali in ottone — è l’elemento che rende esplicita questa trascrizione: materia nobile, geometria precisa, ritmo calibrato, presenza. Marmo e ottone come dispositivo di luce, come costruzione di ombre attive, come interfaccia dinamica che restituisce allo sguardo la condizione mutevole del paesaggio.
